About Te Awa Rise

    Design guidelines serve to create neighbourhoods with cohesive architectural character and streetscapes that are in keeping with the surrounding environment.

  • No – all infrastructure will be vested to Waipa Council and utility service providers.

    Property owners will only be responsible for paying local (Waipa Council) & regional (Waikato District Council) Rates from time of settlement.

  • Fully integrated services will be provided to each lot boundary including, water, wastewater, stormwater, electricity, fibre optic broadband cable, and natural gas.

  • Careful consideration has been made for urban and landscape design. Landscaping will comprise a mix of planting from the surrounding rural and natural environment with exotic trees of autumnal colour for visual interest and variety.

  • Entry into Te Awa Rise comes via Silverwood Lane from a road passing by the adjoining Kotaro Park development.

    When mature, this road will provide a tree lined entry into Te Awa Rise similar to the tree lined streets which Cambridge is famous for.

Securing Land in Te Awa Rise

  • You must first Register Your Interest via the website form on the Te Awa Rise website.

    If you are not registered in the database you will not receive notification of sales launch.

  • Provided you are registered on the Te Awa Rise database you should receive regular updates via email notification. In certain circumstances, we may contact you by phone so please ensure that you provide a contact phone number when registering.

  • A deposit equivalent to 10% of the sale price is required to secure your section. The deposit is payable to the vendor’s solicitor within three days of the Sales & Purchase Agreement being signed by both parties.

    Purchasers will have five (5) working days following the issue of Certificate of Title to settle the balance owing on the section.

  • You cannot enter into an agreement to on-sell an undeveloped section without the developers’ consent.

    If you decide to on-sell prior to construction you are obligated to offer your section to the developer to on-sell on your behalf.

Building at Te Awa Rise

  • Yes, all homes built at Te Awa Rise must be approved by the Te Awa Rise Design Review Panel. This is separate to the building consent process. Waipa Council planning rules must also be adhered to.

  • The design guidelines cover building forms, heights, materials, colours and landscaping. Use of an architect is not mandatory. All applications that follow the design guidelines will result in a seamless approval process.

  • Geo-technical requirements will need to be satisfied for each site as part of the building consent process.

    A general geo-technical report for the subdivision will be available soon.

  • Yes, you can choose your own builder.

  • No, but you must commence construction within four years of settlement and be completed eighteen months after the date of commencement.

    All landscaping must be completed within three months of a Code Compliance Certificate being issued for the dwelling.

  • Yes. Please refer to the design guidelines available here.

  • Sections within Te Awa Rise cannot be subdivided or unit titled and rental units or flats (either separate or attached) are not permitted.
